Why Cost Versus Value Matter For Your Whole Home Remodeling in Dallas.jpgJust like remodeling design trends, remodeling costs are continually in flux. There are a number of factors that influence the total price of a project, including material and labor demand. This doesn’t mean, however, that you’re on your own for trying to estimate the amount of funds you should reserve for your remodel. Based on a recent Cost vs. Value report summary, we’ve put together 2018 remodeling estimates for the 20 most popular Dallas, TX, home remodeling projects.  

2017 to 2018 Projected Cost Increases for Midrange Projects

Let’s take a look at all indoor and indoor/outdoor prices and their estimated increases for midrange projects. (The figures cited here are according to the Remodeling 2017 and Cost vs. Value Report [www.costvsvalue.com] for the Dallas, TX, area. [© 2017 Hanley Wood Media Inc. In 2017, midrange bathroom additions cost $41,514; in 2018, this number is estimated to rise by 6.5%. 2017 midrange bathroom remodels cost $17,483 and are estimated to rise 3.8%. 2017 universal design bathroom remodels cost $14,408 and are estimated to rise 5.3%. 2017 midrange master suite additions cost $114,682 and are estimated to increase 3.8%. Midrange major kitchen remodels cost $60,037 and will probably increase 3.2%, while minor kitchen remodels cost $19,526 and will likely rise 2.7%.

For midrange, indoor/outdoor projects, backyard patios cost $49,360 in 2017 and are projected to increase 4.7%. Manufactured stone veneer siding costs $7,616 and may rise 4.7%. Overall siding replacement costs $13,611 and may rise 4.5%. A wood deck addition costs $9,963 and is estimated to rise 3.2%, while a composite deck addition costs $16,896 and will likely rise 3.1%. Roofing replacements cost $20,267 and may rise 3.1%.

2017 to 2018 Projected Cost Increases for Upscale Projects

For upscale indoor projects, 2017 bathroom additions cost $78,440 and will likely rise 3.4%. Upscale bathroom remodels cost $57,782 and may rise 3.2%. Master suite additions cost $242,409 and may rise 2.7%. Major kitchen remodels cost an average of $119,808 and are projected to increase 2.8%.

Upscale, indoor/outdoor project costs are as follows: garage door replacements cost $3,244 in 2017 and are estimated to increase by 5.2%. A fiberglass grand entry door installation costs $8,299 and will likely rise by 3.4%. Vinyl window replacements were estimated at $15,094 and are projected to increase by 4.9%, while wood window replacements were quoted at $18,314 and may rise 3.8%.

Closing Notes

While these percentage increases reflect Remodeling’s best guess at 2018 project prices, it’s important to note that they were computed before several of this fall’s national natural disasters that have driven up costs in lumber and other materials.
